The first half of 2023 was marked by a sharp increase in mortgage rates, multiplied by four in 18 months, resulting in a significant decrease in the production of real estate loans (the lowest volume in ten years). As a result, the annual number of transactions is estimated at 870,000 by the end of December, representing a 20% decrease compared to the volume observed in 2022.

By crossing the one million transactions mark, the year 2023 represents the largest contraction in the existing market in ten years. This deceleration is explained by the combined effect of inflation and increasing difficulties in accessing real estate credit, leading to a loss of real estate purchasing power for the French.

This is a market turnaround whose consequences were only truly revealed in the second half of 2023.

The 2023 Real Estate Market in the Chablais Region

BARNES Léman offers an overview of median prices per square meter as well as their evolution over the year in the Chablais area. Regarding old apartments:
  • On average in the Chablais area, the median price stands at €3,710/m², recording a positive evolution of 6%.
  • In Évian-les-Bains, the median price is €4,200/m², showing an increase of 2.4% compared to the previous year.
  • In Thonon-les-Bains, the median price reaches €3,440/m², displaying a 5.5% increase over the year.

  • On average in the Chablais area, the median price is €5,060/m², with an increase of 3.8%.
  • In Évian-les-Bains, the median price stands at €5,580/m², showing a 1.8% increase.
  • In Thonon-les-Bains, the median price is €5,000/m², registering a significant increase of 4.9%.
Regarding old houses:
  • In the entire Chablais area, the median price of old houses stands at €450,300, showing a notable increase of 4.7% compared to the previous year.
